Congratulations to Kerry Nicol who has become a Trustee and Council Member for the Edinburgh chapter of the RIAS, the Edinburgh Architectural Association.
The EAA was founded in 1858 and is one of the oldest Architectural Associations in the UK, and continues to promote high quality architecture and the interests of the profession locally, stimulating discussion about architecture and helping to shape built environment policy both with local authorities and the Scottish Government through the RIAS.

THE AMICABLE SOCIETY OF LAZY BALLERINAS
The newly-completed Amicable Society of Lazy Ballerinas, Fleet Street in London. Part of the Apex Temple Court extension, the wine bar is located in the ornate double-height entrance hall. Existing marble panelling, ornate plasterwork and a decorative frieze depicting the cardinal virtues have all been retained, and a simple palette of materials is used for the new fittings and furniture; contrasting black dolomite marble for the bar, satin brass trims, white fan tiling and racing green velvet upholstery.

49/50 FLEET STREET OPENS

49/50 FLEET STREET OPENS
This Grade II-listed former barristers' chambers has been transformed into a 20 bedroom extension to Apex Temple Court Hotel and is now open for business. Simple, contemporary interventions preserve and enhance the building’s original character. The existing ornate entrance hall is converted into a bar and restaurant, with upper floors converted into bedrooms, many of which retain original features.

ISA are delighted to be working with Time Out on their first two Time Out Markets in the UK. Planning has been submitted for two locations; one in a converted historic warehouse and stables in Spitalfields, and the other at the centrepiece of 'Waterloo.London', a major retail and leisure development in Waterloo Station. Part of a greater whole alongside Time Out Magazine and their digital platform, Time Out Market completes the trio, delivering a physical space for customers to experience the best food and culture the city has to offer.

We're proud to have taken part in this year's Buccleuch Property Challenge which saw £14,000 raised for Projekt 42, a brilliant social enterprise tackling poor mental health through health and wellbeing services. Our two teams - ISA and ISB - got around the course in 'respectable' times (no more on that) and we'll say a very diplomatic "it's the taking part that counts" with regards to which of our teams came in first. Well done all!

Our project for BridgeStreet Global Hospitality has come to fruition as Mode Edinburgh has opened its doors. The first Mode Aparthotel in the UK, there are 82 serviced apartments to choose from as well as a guest lounge and fitness suite.

GREAT JUNCTION STREET
Work will soon commence on the site of the former Art Deco cinema building on Great Junction Street. We submitted a planning application back in November on behalf of Glencairn Properties for 36 properties comprising of one, two and three-bedroom apartments with nine allocated for affordable housing. Included are plans to retain and refurbish the existing Grade B-listed foyer, and to demolish the warehouse to the rear. The development will be respectful of the existing architectural style, while the new extension will be designed with a positive contemporary approach and quality materials.

LANARK ROAD
We have submitted a planning application on behalf of Thistle Property Group for a new residential development on the site of the Blue Goose Public House at Lanark Road in Colinton Dell.
Consisting of a mix of 25 one, two and three bedroom apartments, each with private terrace or balcony looking out onto the Water of Leith, the development will make full use of its unique setting combining river views with a dense woodland backdrop. The building’s form will make reference to the arches of the historic Union Canal Aqueduct, and will allow afternoon and evening sun into the living spaces.

ISA are delighted to be working with Dusseldorf project developer 12:18 Investment Management, and Kitzig Interior Design, on the refurbishment and extension of Roxburghe Hotel in Kelso.
The project will create an 80 bedroom, five star luxury resort with destination restaurant, spa and wellbeing centre, conference and events facilities with PGA golf course, as well as the creation of 60 one- and two-bedroom lodges on the estate.

Beneficial House

Beneficial House
We have been granted planning permission to convert a redundant office building with links to Birmingham's Modernist heritage, to a 130 bedroom boutique hotel. This project will involve the restoration of the external envelope, and the creation of activity at street level through new retail, leisure and restaurant spaces.
ISA Director, Graham Currie, says:
“The Beneficial House project is an exciting opportunity to restore a really interesting modernist building. The site itself sits on a key access route into Birmingham city centre and is immediately adjacent to the Paradise Circus development which we are also working on.”

2017 Highlights

2017 Highlights
2017 saw the completion of a number of significant projects for ISA, including the Apex City of Bath Hotel; refurbishment of the Apex City of London Hotel and Lampery Restaurant; refurbishment of Blenheim House and Randolph House offices, and phase two of Brunswick Road. Several projects started on site which we look forward to completing this year including a 395 bedroom Travelodge PLUS in London, Mode Serviced apartments in Edinburgh and several new residential projects across the UK. We launched the new Lampery Restaurant in London in conjunction with Thomas and Adamson, celebrated the first year anniversary of our new office with a party in the summer, and ended the year with a bang at our Christmas party.
Here's to 2018.

Great Junction Street Planning Application
We have just submitted a planning application on behalf of Glencairn Properties for a new residential development on the site of a former Art Deco cinema on Great Junction Street.
The proposal includes plans to retain and refurbish the existing Grade B-listed foyer, being respectful of the existing architectural style; and to demolish the warehouse to the rear to make way for a new extension, designed with a positive contemporary approach and quality materials. The new development will consist of 36 properties comprising of one, two and three-bedroom apartments, with nine allocated for affordable housing.
If successful we estimate the development to commence in late 2018.

Guests joined us to help us celebrate the launch of our most recently completed restaurant project in London, The Lampery last week. We teamed up with Thomas & Adamson to host a drinks reception and we were so delighted to showcase the project and mingle with some of the industries well known faces.
Everyone who attended was able to get a sneak peak at what is a contemporary and sophisticated space, so we can’t wait to share the final interior photographs which will be coming soon!

Congratulations to Isabella and Rob who climbed 4,200 stairs in the first ever SAMH Stomp at BT Murrayfield Stadium, while Arthur, Anthony and Liam took on the Extreme Stomp with over 7,200 stairs - all to help to raise awareness - not to mention £1700 - for the Scottish Association for Mental Health.

Buccleuch Property Challenge 2017
Well done to our ISA team members Anthony, Emma and Jessica who took part in this year’s Buccleuch Property Challenge, raising money for our nominated charity Scottish Association for Mental Health (SAMH). Although a little sore by the end, they all successfully completed the gruesome six-hour adventure race consisting of a 2km run, mountain biking, orienteering, kayaking and canyoning.

We have just received the excellent news that two of our projects - Magdalene Drive and Brunswick Road - have been selected for Festival of Architecture 2017 '2020 Visions ‘100 Best’ – Scotland’s Top 100 Houses and Housing Developments 2000-2020'.
The Royal Incorporation of Architects in Scotland (RIAS) is curating a '100 Best' project that will feature the 100 best ‘one off’ houses or housing developments in Scotland since 2000. A publication and exhibition will showcase the winning entries.

King's Head has outgrown its old home of 47 years in the back room of the King's Head pub, and is moving to a new space in Islington Square. Designed by ISA, the new space will see the creation of a 250-seat auditorium and an 85-seat studio, with bar, foyer and actor facilities.

Stamford Hill
We got our first glimpse of the finished elevations at Stamford Hill last week as the scaffold came down on the first few blocks.
The contractor has done a great job on the installation of the pale brick and Kebony timber cladding. Also pleasing were the slatted timber balcony surrounds on the mansard roof, they've proved to be a technically difficult detail to get right but the results look good. News of the finished project will be posted in due course.

Randolph House

Ou refurbishment of Randolph House is now complete.
The comprehensive refurbishment of this 1970's office building included replacing the existing windows, overcladding the existing facade, an entire internal strip-out and extending the ground floor to create space for a restaurant. The first tenants are now in the process of moving in.
