Refurbishment of an occupied 1980s office building including full re-cladding of the building and refurbishment of ground floor retail units.
ISA were awarded the commission to carry out a feasibility study for the refurbishment of Bridgegate House which was to include full replacement of the existing facade. ISA also provided initial proposals to refurbish the interior of the office space occupied by North Ayrshire Council. The redeveloped building is to be one of the catalysts to economic recovery in the Irvine area, acting as the pivotal component in the regeneration of the town centre.
ISA carried out an environmental and 3D visualisation assessment to fully analyse the site and cladding options were investigated and tested to ensure they remained within cost plan and were technically deliverable. The offices and retails units will remain occupied throughout the works.
The first option proposed to reclad the upper floors with a new capless curtain walling system, with openable fritted sections to allow a natural ventilation strategy to be pursued. The second option proposed a more solid appearance with alternating glazed and stone panels, with pre-cast concrete spandrel panels.
A new colonnade with integrated lighting will provide shelter to the public and improve the relationship with the adjacent public space, while a corner of the site has been identified to provide a new community consultation space and cafe.
ISA have been appointed to develop the proposals to tender stage.
