Conversion of existing Grade A listed buildings and 1970s office building into 187 bedroom 4 star hotel with conferencing & leisure facilities. Including demolitions, several new extensions, building fabric works, interior design, fit out & furniture design.
Key structural alterations were carried out to ensure that the original four discreet buildings act in combination, creating a sense of one, unified hotel. Alteration works also ensured that previously inaccessible areas of the buildings were brought into use.
ISA identified opportunities for further extension, that allowed room numbers to be increased and servicing to be rationalised. A number of feature bedrooms were designed, based on their location within the building, offering stunning views across the city centre and Forth Estuary, including a series of duplex apartments looking out to Waterloo Place.
The leading design principle was to let the historic building fabric speak for itself wherever possible. Debris was cleared from the facade with stonework and existing windows carefully repaired, while the grand stature of the existing Georgian interior was re-established following years of poor development and clutter.
This approach, combined with a similarly rigorous yet sympathetic interior design concept ensures the building lives up to guest expectations of its historic context; restoring the grand, classical intentions of Archibald Elliot’s original design concept, while achieving a vibrant, contemporary feel.
