New build 154 bedroom 4 star hotel with conferencing facilities & spa. Including entirely new building fabric works, exterior landscaping, interior design, fit out & furniture design. The hotel also features two restaurants, bar, guest library, a 400 capacity function hall and 8 meeting rooms

The building was designed to the limits of statutory restrictions, to maximise the development and was designed to accommodate potential future extension.

The conference centre roof was modelled to allow daylight into the space and take advantage of natural cooling and ventilation.

The site is on the west side of Victoria Dock and forms part of a larger masterplan development consisting of housing, retail and leisure. The hotel acts as one end of the dock and responds to its industrial, waterfront context through the scale and simplicity of spaces and the choice of materials.

The public spaces are contained within a long, low red brick wall, which grounds the building and ties it to the street level. The bedrooms are contained within a glass and timber block, which floats above, with each bedroom having full height floor to ceiling windows, with spectacular views over the Tay Estuary. As the timber slowly greys, this block will mirror the animation and reflection of the water.

Grand internal spaces were conceived as a response to the scale of the dock, with the restaurant and bar opening on to the dockside and bespoke lighting designed to ensure activity and animation at night.
