20,000 sq ft new build open plan office space with secure parking.
Careful liaison with several stakeholders achieved an economically viable mixed use development on Hopetoun Street, with the west office development acting as bookend to the adjacent housing scheme, on a prominent corner near Leith Walk.
The steel framed building was designed to maximise daylighting based on its orientation and floor plate, with a natural ventilation strategy and low energy lighting design.
Parking facilities were located to the rear of the building, tucked underneath the main office spaces, making use of the sloping site. The building was designed to the limits of statutory restrictions to maximise the development and was designed to accommodate potential future extension.
As a speculative office space, it was designed in accordance with BCO guidelines, with maximum flexibility to appeal to the widest range of end users.
The stair core acts as a focal point for the street, while careful massing of the office spaces deals with the change of scale of the surrounding buildings. The masterplan aims to add vitality and identity to the Hopetoun Village area.
